Purpose of Role

To coordinate and provide an effective housing management function that compliments the wider support provision in the service and helps to maximise income generation for The Wallich. Evidence obtained through this role, once shared with Senior Support Workers, helps to enable Service Users to address housing and/or personal difficulties, build their skills and confidence, and ultimately improve their ability to maintain their current or future accommodation.

Main Duties & Responsibilities

To manage a property portfolio with particular reference to:

1. Taking a lead in the sign-up process, ensuring Assured Shorthold Tenancies or Licenses are completed in line with current housing legislation

2. Ensuring new residents are fully inducted into their new home and are aware of their obligations under the AST/License

3. Completion of Housing Benefit applications and monitoring of claims from entry in to service through to exit, ensuring that gaps in claims and housing benefit queries are dealt with quickly and efficiently. Check Housing Benefit portals to ensure rent is in payment and address any shortfall/reductions with residents and tenants

4. Collection of service charge and the monitoring of arrears, working alongside Senior Support Workers to address budgeting needs and setting up payment plans.

5. Completing regular Room Checks, Property Checks, Health & Safety Inspections and feeding back themes and findings to SSWs.

6. Attending regular review meetings with our Housing Association and Private Rented Sector partners

7. Responding to complaints and reports of Anti Social Behaviour, in line with the Wallich ethos and values. Completing investigations in accordance with recent good practice and reporting findings to the Service Manager

8. Following the Organisations/Service Warnings Procedure and support the Housing Compliance team with the preparation of any court or eviction paperwork

9. Leading the Void process on service, helping to get properties ready to let ASAP, by acting a local figurehead between approved contractors and our Maintenance team. Reporting and monitoring of repairs in managed properties

This role is subject to an Enhanced DBS disclosure.  

Please note: Driving licence and access to own vehicle is essential for this role.
